Your Home Buying Journey

Step 1 — SCOPE OF WORK

San Diego Homes Realty will help you get pre-approved for your home loan. If you are not currently approved for a loan, we will assist you in securing the best financing program for your specific situation with the lowest interest rate and least expensive closing costs.
We will automatically email you regular updates of homes that match your home buying criteria. With this information, you can pick the homes you want us to arrange a private showing so you can see the inside. We will arrange a private showing so you can see the inside. We will arrange a private showing of any property you want to see, including new construction, bank owned, and “For Sale by Owners” properties.
When you find a property you like, we will discuss the best strategy with you regarding offer price, financing terms, interest rate, closing costs, and possession date, inspection details, termite/pest, and other environmental reports, and anything else you want to know.
We will help you prepare the offer with terms, provisions, special stipulations, amendments, exhibits, and addenda weighted in your best interest.
We will present the offer on your behalf and negotiate in your favor to help you secure the property at the best possible price and terms.
We will be available for you to answer any questions you might have.

Step 2 — COMPENSATION TO SAN DIEGO HOMES REALTY

If the close of escrow does not take place or the Buyer does not purchase a home, San Diego Homes Realty will not be due compensation from Buyer.

Step 3 — IN RETURN FOR THESE SERVICES, BUYER WILL AGREE

Obtain a written mortgage approval before viewing additional homes for sale.
Buyer will allow San Diego Homes Realty to represent you – Buyer – whenever you see a home (new or resale) that you want to view. This means that you will let us know when you will consider any home and advise all other agents, builders, and “For Sale by Owners” that we are your Agent. If you want to make an offer, you will do this through us.
Exercise your right to evaluate whether we live up to our standard of excellence and to cancel your agreement with us at any point before making an offer on a home, with no penalties or obligation, if we fail to deliver the service we promised.

Step 4 — CANCELLATION GUARANTEE

You are never under any obligation, at any time, to purchase any property.
We pledge to provide you with the highest level of service in the real estate industry. Our commitment to this pledge is 100%.
You may cancel anytime with no cost or obligation up to finding a home to purchase.
Trust and loyalty are the basis of This agreement.

Step 5 — BONUSES

BONUS #1: You receive a $1,500 gift certificate towards your closing cost. Some conditions apply*, see the certificate below. (Note: Purchase price must be greater than $200,000).
BONUS #2: You receive an upgraded 12-month Home Warranty Policy ($450 value). We negotiate the warranty on your behalf at no cost to you. If we are unable to negotiate that for you, we will pay for it ourselves.
BONUS #3: You will receive our written Buyer Satisfaction Guarantee. We agree in writing to sell your property for free if you are not satisfied with your home purchase within 18 months. Some conditions apply*, see the certificate below.
BONUS #4: You get our Cancellation Guarantee and can cancel this agreement at any time if we do not live up to our promises
